Requirements

Trigram Properties specialises in partnership investment and development particularly in the West Midlands concentrating on medium sized opportunities.

Development Opportunities

New office development sites from 25,000 sq ft to 250,000 sq ft. Particularly with an opportunity to produce “Green” buildings and a BREEAM excellent standard.

Existing buildings for office refurbishment or conversion from 20,000 sq ft.
City centre residential schemes, both new build and conversion.

We also look for partnerships with major land owners in the public sector to achieve employment and regeneration targets within the region.

Mixed-use office or residential base schemes.

2.5 acre plus sites for up to 40,000 sq ft builders merchants plus additional speculative development which would sit alongside them.

We can cover all other areas of development, including student housing, healthcare, hotel or retail and leisure as appropriate to a site.

Occupier Partnerships

We work with occupiers to procure their buildings on sites in the region on a cost effective basis whereby Trigram uses its expertise to secure planning and shares profit with the occupier giving them the benefit of their own covenant.

Investments

Redundant industrial/warehouse buildings suitable for break up which allows us to restructure or release any latent development or void potential.

Industrial, office and mixed portfolios in need of improvement.

We seek sale and leaseback opportunities where we can acquire a number of major assets leasing them back to owners within packages to allow the restructuring and refinancing of their existing businesses.

Partnership purchases can be structured where occupiers can retain a share of ownership to benefit from market improvements.

Listed Building Opportunities & Conservation Areas

The Directors of Trigram Properties have an established track record in dealing with listed buildings both inside and outside the company.

Selco Requirements

Trigram Properties are seeking industrial development opportunities to include:

A builders merchants for Selco with an operationalrequirement of between 30,000 and 40,000 sq ft warehouses on 2.5 acres at prominent locations.

We will work with existing land owners, industrialists, Local Authorities and developers to procure Selco’s requirements on a stand alone basis of a mixed-use scheme. In addition we look at adapting existing buildings to suit Selco’s needs.
