We are a partnership developer and investor working with financial partners, occupiers and well funded property developers who want to draw on our expertise. Trigram Properties identifies investment and development opportunities and puts together a professional team to acquire or bid for an opportunity with a selected partner.
We pride ourselves in the quality of our partners and professionals; in the enthusiasm we generate securing and delivering our projects and our relationships with Local Authorities, planning and other public sector bodies to assist the development process.
A selection of our development projects include:-
An award winning mixed-use residential scheme – Scholars Gate, Severn Street, Birmingham comprising 22 converted listed apartments, one restored townhouse, 15 new apartments and 2 new offices.
Aqua, a 41,600 sq ft high quality air conditioned office which was extensively remodelled with an additional floor being added.
An 18 storey 600 bed student housing scheme working with The Opal Property Group.
Several new builders merchants for Selco, typically comprising 40,000 sq ft either as a development or letting throughout the UK.
Securing a 500,000 sq ft manufacturing facility from Foseco and remodelling and re-branding it as Drayton Manor Business Park, retaining Foseco and Fosroc on site releasing buildings to let and realising the development potential.
We are currently working on some exciting new projects which include:
Langley Point – a 44,500 sq ft net new office building in the centre of Birmingham which will be a ‘green’ building with BREEAM excellent rating. We have worked hard to provide a solution which uses passive chilled beam technology but still retains the look of a traditional office at a cost that we can afford whilst maintaining a competitive rent. We are very excited by this project which should complete in the spring/summer of 2009.
Sutton, Surrey –A project for Selco in Sutton comprising a builders merchant and two speculative industrial units where we worked through technical issues to ensure that the project is completed on time.
Trigram Properties has the capability to put a team together to bid for projects with an end value of up to £150 million. We have put together three large bids with an equity partner and bank finance which has given us a platform to secure an aspirational major project.
Typically, we work on projects from £5 to £20 million. Our work predominantly concentrates around the West Midlands although we have projects in London and major conurbations throughout the country.
In addition to development management and development appraisal, our work includes acquisitions, overseeing the marketing, asset management and tenant negotiations as well as securing finance and funding from our many sources.
We are well placed to resolve financing and viability issues across a range of projects.
