The Basing Portfolio
Trigram Properties has worked with an equity finance partner, Charterhouse Property Investments, to acquire the Basing Portfolio. The portfolio comprises 5 multilet industrial estates located throughout England

Contracts were exchanged in October 2001 to the tune of 11 million pounds approx on the basis of an agreed 3 year business plan. However, due to current "frothy" market conditions, we are now trading - 2 estates are sold with a third under offer and the portfolio is already showing substantial return to CPI. Our equity source is a subsidiary of HSBC.



Hertford Road, Barking

Trigram Properties worked closely with Selco to acquire the former SGB depot on Hertford Road, Barking early in 2003. The property was extensively extended and redeveloped to provide circa 40,000 sq ft builders merchant in a prominent location over looking the A406 north circular road in London.  

The project required close liaison with the planning and other regulatory authorities being in a sensitive area due to the proximity of the river.

Hanger Lane, London

Trigram Properties worked with Selco to assist them in specifying a purpose built facility at Hanger Lane. The development was undertaken by the site owners incorporating our professional teams input resulting in a prime new build warehouse opened in 2005.


Stirchley, Birmingham

Trigram Properties teamed up with Selco Trade Centres Ltd, a subsidiary of the Grafton Group, to purchase a 2.5 acre site on Charlotte Road in Stirchley to provide a new 40,000 sq ft Builders Warehouse to replace their original and first unit in the UK.

Planning permission for the scheme was received following liaison with the local residents and negotiations with the planning authority by Trigram Properties.

The existing 60,000 sq ft buildings was demolished and a contract to build the new unit awarded to Weaver Plc in excess of £2 million. Work completed on the building for occupation in July 2003.

Trigram found this complex site off market in a location with limited supply. We have used our expertise to address the complex issues to make the development happen.
