Trigram Properties Ltd is working closely with the equity arm of HSBC and their UK Active Property Fund to develop the Drayton Manor Business Park.
Another good year for transactions at HSBC Specialist Investments Ltd's UK Active Property Fund (“UK Active”) has ended on a high note at Drayton Manor Business Park with a major lease re-gearing and a further new letting in the final few days of 2004. Since this acquisition 12 months ago, the re-branded Business Park at the start of the M6 Toll just south of Tamworth town centre has attracted a stream of new lettings and plaudits for both the innovative re-branding of the former industrial site and its excellent market profile. The Business Park was created out of 520,000 sq ft of industrial and office accommodation on a 48 acre site. Initial tenants, Foseco UK Ltd, Foseco International and Fosroc Ltd have been joined by office occupiers, manufacturers, haulage contractors, and distributors in lettings totaling 105,000 sq ft with a further 80,000 sq ft under offer. The recent re-gearing of Fosroc's lease assists in the release of a further 75,000 sq ft and paves the way for a 2005 planning application for the comprehensive redevelopment of surplus elements of the site.
